Israel Mortgage Research Skills
WIP skills basket for Israeli residential mortgage research (track mix, BoI rules, DSR/LTV, bank quirks). Verified skills graduate to Israel-Agent-Skills-Dev.
About This Project
Israel-Mortgage-Research-Skills is a development workspace for agent skills focused on Israeli residential mortgages (משכנתא) from the buyer's side. The skills address Israel-specific mechanics that generic mortgage tools typically do not handle, including Bank of Israel track composition rules, CPI-linked Madad tracks, variable-rate reset windows, debt-service ratio (DSR) and loan-to-value (LTV) ceilings, self-employed and foreign-currency income treatment, oleh-specific tax and first-home considerations, and bank-by-bank differences among major Israeli lenders. It also covers workflows such as pre-approval (ishur ekroni), bridging loans (mashkanta gesher), refinancing (michzur), and prepayment penalty modelling.
Each skill is stored in a skills directory as a SKILL.md prompt with optional NOTES.md files recording lessons from use. Skills carry a status header of draft, exercised, verified, or promoted, and verified skills are folded into the Israel-Agent-Skills-Dev repository. The project is in an early, unverified state.
The project is aimed primarily at non-professionals who want to model borrowing capacity, compare mortgage tracks, and prepare for conversations with banks or brokers. It is a companion to the Israel-Property-Research-Skills repository, which covers property, title, and due diligence topics.
